The RAAFA Estate Meadow Springs is situated in the ocean/estuary resort city of Mandurah. Accommodation on the Estate comprises 263 two & three bedroom Independent Living Units, 19 one bedroom Assisted Independent Living Units, and a 96 bed Low Care Aged Care Facility.
You should be aware that current Commonwealth policy guidelines on admission to Commonwealth funded residential aged care facilities require places to be allocated on a “needs” basis. It is not possible for an organisation providing services for older people to guarantee admission to Commonwealth funded residential aged care facilities.
Being a well-established retirement centre, Mandurah also provides a wide range of community facilities within a very short distance of the estate including the hospital, medical consulting rooms, train and bus station, post and government offices, Senior Citizens, etc. An international class golf course is situated across the road, and two large two large shopping centres are within minutes.
The units all contain an emergency call system which comprises a call button in the main bedroom and a remote control pendant which can be worn around the neck in case of a fall etc. The smoke alarm is also linked into the emergency call system, which is monitored 24 hours per day. The apartments have four call buttons located throughout in addition to a remote control pendant.
Residents are able to access health, in-home & out-of-home support services available in the general community through Home & Community Care and Veteran's Home Care, and private service providers such as AFA Care, etc. A RAAFA Welfare office is able to assist you with accessing these services. A Beautician, Hairdresser and Resident's Library are situated in the Arcade, as well as a consulting room which is used by the Welfare Officer, visiting podiatrist and DVA Advocate. Also available are 4 self-contained motel rooms, which can be used by your family and friends if you don't have sufficient room in your unit.

Residents occupy the Estate via a Lease. The Entry Loan paid for a one bedroom apartment is $160,000, two-bedroom unit is $270,000, $297,000 for a two-bedroom unit with a study, and $302,000 for a three-bedroom unit. The retention amount on withdrawal equals a maximum of 25% of the Entry Loan, and accrues in monthly increments up to ten years. From this point on, no more retention accrues.
In this way, the amount refunded after ten years and onward of occupancy for a $297,000 Entry Loan is $222,750, with the amount retained by RAAFA being $74,250. Apart from the 30 days’ notice of vacation period during which the Operating Charges apply, no other exit fees are charged, as refurbishing and re-leasing the unit is the responsibility of RAAFA. The Entry Loan refund will be repaid within seven days of another resident occupying the unit, or 45 days after the unit is vacated , whichever is earlier .
The Operating Charge for the apartments is 30% of the Basic Single Aged Pension, currently $476.58 per calendar month. The operating charge for the units is 25% of the Basic Single Aged Pension for a single resident, currently $397.15 per calendar month. The rate for couples is 30% of the Basic Single Aged Pension, currently $476.58 per calendar month. Residents are responsible for their own telephone , gas and electricity charges, which are in addition to the Operating Charge. All other Estate operational expenses including emergency call system monitoring, rates & taxes, building insurance, internal and external unit repairs and maintenance, lawn & reticulation maintenance etc, are covered by the Operating Charge.
The Estate is situated at 41 Portrush Parade, Meadow Springs, Mandurah, Western Australia. Mandurah is known for its crabbing and fishing in the estuary and ocean.
A major attraction of the area is the beautiful white sandy beaches and pollution free water. The estate is only 70 kilometers from the centre of Perth via Kwinana Freeway, or 48 minutes by train from the nearby station.
